Fairham Business Park is fast establishing itself as one of the region’s leading commercial destinations, attracting strong inward investment from both national and regional occupiers. With practical completion approaching on new facilities for CLEAN and FathomTree, and further opportunities currently under discussion, Clowes Developments provides an update on progress across the wider Fairham scheme, where residential and commercial growth are advancing in tandem.
Local developer Clowes Developments, one of the UK’s largest privately-owned development companies, is working in partnership with Homes England to create Fairham. Once complete, Fairham, Nottingham’s brand-new 606-acre mixed-use development, will offer 3,000 new homes, over one million square feet of employment space, and 200 acres of open green space.
In addition to residential and employment zones, the masterplan includes a vibrant local centre with opportunities for retail and everyday amenities such as coffee shops and bakeries, alongside new education and healthcare facilities, sports and leisure provision, and a safeguarded route for a future NET tram extension. Together, these elements will create a well-connected, balanced community where people can live, work and thrive, delivering long-term benefits for both businesses and residents alike.

The start of the new year has brought renewed momentum across the Fairham site. O’Brien Contractors are progressing the next phase of major infrastructure works, forming part of a wider £100 million investment in site-wide infrastructure. This technically complex phase will unlock newly prepared plots for future housing delivery and includes the construction of new roads, drainage systems, lighting, bus infrastructure and essential utility services. These works represent a key milestone in delivering a highly connected, sustainable mixed-use community.
Alongside the delivery of major infrastructure, hundreds of new homes are now under construction, reinforcing Fairham’s position as one of the East Midlands’ most ambitious mixed-use developments. This expanding residential community will generate a strong local workforce and customer base, directly supporting occupiers at Fairham Business Park.
Leading housebuilders Bellway and Lagan Homes are now on site, delivering over 300 new homes as part of the wider Fairham masterplan. When combined with developments by Countryside and Redrow, Fairham will soon be home to more than 750 residential dwellings, underlining the scale and momentum of growth across the site.
As residential delivery continues to accelerate, Fairham Business Park is ideally positioned to benefit from a growing, well-connected community, further enhancing its appeal to employers, employees and investors alike.
Clowes, in partnership with agents FHP Property Consultants and Fisher German, are now marketing Phase Two of Fairham Business Park. This next phase offers bespoke design and build opportunities for industrial or distribution units up to 50,000sq ft, available on both freehold and leasehold terms. All units can be tailored to meet the individual requirements of occupiers, providing flexibility and scalability for growing businesses.
